Does your sign need approval on the Gold Coast?
The Gold Coast is a city built to be looked at, and its council treats signage accordingly. Tourist strips like Surfers Paradise and Broadbeach, the Southport CBD, beachside village centres and big suburban business parks all sit under one planning scheme — but what it permits swings sharply between a high-rise retail podium and a quiet neighbourhood shopfront. Your address decides the answer, and the City of Gold Coast is who confirms it.
In one paragraph
The City of Gold Coast requires an advertising sign licence for a sign visible from a public place that is illuminated, sits on or over a public place (a sign fixed to an awning over a City footpath, for example), exceeds the maximum face area, or does not meet the exemption criteria in Subordinate Local Law 16.8 (Advertising Devices) 2016. Signs that meet the exemption criteria — the council’s examples are a footpath A-frame, a for-sale sign and an open-house directional sign — do not typically need one. Signs on a parked vehicle or trailer, or attached to City assets such as street poles, are not permitted. Non-profit organisations have a separate temporary sign licence.

Is your sign accepted development?
The first question, and the cheapest one
In Queensland, smaller unlit business signage is often accepted development under the council's planning scheme — no application needed — while larger, illuminated or prominent signs are assessable. The thresholds turn on size, position, zone and illumination, and on the Gold Coast the zone matters a great deal: what is routine on a Southport commercial frontage may be assessable in a beachside neighbourhood centre.
Search the City of Gold Coast's website for “advertising device” or “signage”, or call the council and ask directly: “Is this sign accepted development at this address, or does it need approval?” Have the dimensions, the mounting position and whether it is lit ready before you call.

What tends to trigger approval here
- Building-mounted signage — fascia panels, projecting signs, illuminated boxes, fabricated letters — is the most regulated category, and on tower podiums the body corporate's own signage rules sit on top of the council's.
- Illumination. The Gold Coast has plenty of lit signage, which is precisely why the council assesses it — a lit sign is a different question from an unlit one, and animated or changeable displays are more restricted again, especially near residential towers.
- Footpath signs. An A-frame on a Surfers or Broadbeach footpath sits on council-controlled land with local-law rules about placement, clear passage and permits — and enforcement is real on the busy strips.
- Main-road and highway frontages. Large freestanding signs along the Gold Coast Highway and the M1 corridor draw traffic-safety scrutiny as well as planning scrutiny.
Body corporates, which are the Gold Coast's extra layer
More than most cities, Gold Coast retail sits inside strata schemes — tower podiums, arcades, mixed-use developments. A body corporate can have its own signage rules covering size, placement and even fonts and colours, and its written approval is separate from anything the council says. If your tenancy is in a managed centre or a tower, ask the manager for the signage guidelines before you design anything; it is the cheapest constraint to discover early.
What the application involves
If your sign is assessable, the council will want to see exactly what is proposed: dimensioned drawings, the sign's position on the building, materials and finishes, and illumination details if it is lit. Approval runs in weeks, not days — almost always longer than fabrication — so start it before you order.
Your landlord's written approval is needed too, whatever the council says. Most commercial leases require it before anything is fixed to the structure.

What people ask before they order
Does a sign on a heritage building need approval?
Often it does, even where the same sign would be exempt elsewhere, because exemptions narrow or disappear on heritage items and in conservation areas. City of Gold Coast decides for your address, so ask it directly with the sign’s size, position and whether it is lit.
Do I need a permit for an A-frame on the footpath?
Usually yes. A footpath is council-controlled land, so an A-frame outside your shop is normally covered by a permit under City of Gold Coast’s own rules rather than by your own approval, with conditions on size, position and keeping the path clear. Check its website for the footpath or A-frame requirements before the sign goes out.
When does a sign approval take effect, and how long does it last?
From the date on the decision notice, with conditions, including how long you have to act on it before it lapses. That period is on the notice itself, so read it before you order; if the sign has changed from the one approved, ask the council whether the approval still stands.
